Folsom Real Estate-Short Sales

This is very interesting information about Folsom Short Sales. There are only 13 Active Short Sales currently in Folsom. However, there are 100 Active Short Sale Contingent listings in Folsom. Short Sale Contingent means the owner has accepted an offer & is waiting for lender approval of the Short Sale. Many times these buyers get discouraged because of the long waiting time for lender approval and move on to another available listing.

In the past 6 months there have been 181 Short Sales completed in Folsom. The price range of the 13 Active Short Sales in Folsom is $199,000 to $435,000. The price range of the Short Sale Contingent listings is $99,00 to $890,000. The price range of  the 181 Sold Short Sales was $75,000 to $787,000.

Our real estate inventory is so low in Folsom and demand is high because buyers want to purchase in Folsom because of the attractive life style, amenities, shopping  & recreation. B of A Offering Up to $30K in Relocation Assistance for Short Sales

Bank of America is stepping up to the plate to assist home owners doing a short sale. They are offering relocation assistance at closing. The amount is determined on a case by case basis and can range from $2500 to $30,000. Please see attached link at DSNews for the full article.

What Does The "Sign" Say?

On my way to and from work each day, I see a sign post. Not a sign, just a sign post.  Now I know there was a sign that said the home was for sale, but that sign has been gone for a couple of weeks.  According to the 2010 NAR Profile of Home Buyers & Sellers, 57% of all buyers find the home from a sign.  That's a pretty large portion of prospective buyers, isn't it?

It's winter and even in California, sometimes the wind & rain can destroy a sign.  What is important to remember is not that the sign got damaged but rather, how quickly it is fixed.  If a seller wants to sell a home, having a yard sign is a huge step in the right direction.

On the other hand, if a homeowner no longer wants a sign, at least the sign post should come down.

How's That Website Working For You?

One of my Facebook friends told me about a fun event coming up this weekend at the Sugar Mill in Clarksburg CA.  I was interested so I went to the website and found the event but it had no information other than date & time.  We are wine enthusiasts so I wanted to know more about the event like ticket price, etc.  Nothing!  I decided if they couldn't give me what I want on thier website, the event must not be for me.

This got me thinking about our website.  Is it giving the consumer what they want?  Buyer's want to search for homes right?  Check out our search platform and/or download the REMAX search ap.  Seller's want to know what thier home is worth, right? Check out our How's the Market? tab for those answers.

El Dorado Hills Equity Listings Up

On this morning's Broker Tour in El Dorado Hills, there were 9 homes on tour.  To be on tour, it means it is a new listing.  Have you been hearing that "distressed sales" are dominating our market?  Of the 9 new listings, 100% of them were equity sales!!!  This means El Dorado Hills continues to show signs of a return to normalcy. Now, 1 week does not a market make and yet, it is a step in the right direction.  Watch for next week's El Dorado Hills Broker Tour recap.

El Dorado Hills Median Home Values Flat

According to DQ News, the median home price in El Dorado Hills for February 2012 was flat as compared with the previous month.  In January 2012, the median price was up 10.15% compared with December 2011.  In an area where home values are mostly negative, El Dorado Hills is doing fairly well.

Folsom Home Values Drop Last Month

According to DQ News, in February 2012, the median home price in Folsom dropped 17.4% compared to 1 year ago.  In January, the median price remained the same as December 2011.  This suggests that home values are not finished declining yet in Folsom CA.

Some good news is that 54.5% of the homes that sold in February 2012 were non-distressed. This is likely to have a positive effect on home values as long as a large amount of distressed homes stay out of this market.
