On my way to and from work each day, I see a sign post. Not a sign, just a sign post. Now I know there was a sign that said the home was for sale, but that sign has been gone for a couple of weeks. According to the 2010 NAR Profile of Home Buyers & Sellers, 57% of all buyers find the home from a sign. That's a pretty large portion of prospective buyers, isn't it?
It's winter and even in California, sometimes the wind & rain can destroy a sign. What is important to remember is not that the sign got damaged but rather, how quickly it is fixed. If a seller wants to sell a home, having a yard sign is a huge step in the right direction.
On the other hand, if a homeowner no longer wants a sign, at least the sign post should come down.

How's That Website Working For You?
One of my Facebook friends told me about a fun event coming up this weekend at the Sugar Mill in Clarksburg CA. I was interested so I went to the website and found the event but it had no information other than date & time. We are wine enthusiasts so I wanted to know more about the event like ticket price, etc. Nothing! I decided if they couldn't give me what I want on thier website, the event must not be for me.This got me thinking about our website. Is it giving the consumer what they want? El Dorado Hills Equity Listings Up
On this morning's Broker Tour in El Dorado Hills, there were 9 homes on tour. To be on tour, it means it is a new listing. Have you been hearing that "distressed sales" are dominating our market? Of the 9 new listings, 100% of them were equity sales!!! This means El Dorado Hills continues to show signs of a return to normalcy. El Dorado Hills Median Home Values Flat
According to DQ News, the median home price in El Dorado Hills for February 2012 was flat as compared with the previous month. In January 2012, the median price was up 10.15% compared with December 2011. Folsom Home Values Drop Last Month
According to DQ News, in February 2012, the median home price in Folsom dropped 17.4% compared to 1 year ago. In January, the median price remained the same as December 2011. This suggests that home values are not finished declining yet in Folsom CA. Some good news is that 54.5% of the homes that sold in February 2012 were non-distressed. This is likely to have a positive effect on home values as long as a large amount of distressed homes stay out of this market.
